Start with the responsible authority
Local permit contacts, procedures and fees are checked against county, Village, state or federal sources. Public project descriptions are identified as project records, not evidence of a private wall’s condition. Historical figures retain their date and scope.
Keep the uncertainty visible
An inaccessible code section is not proof that no rule exists. A named neighborhood does not establish jurisdiction, ownership or contractor coverage. When a parcel-specific determination is required, the guide directs you to the office that can make it.
Keep prices in their original category
Permit fees stay separate from construction prices. Public project budgets are not converted into residential per-foot estimates. The budget tool uses supplied prices and does not manufacture a local rate when verified pricing is unavailable.
Images and maps
Our waterfront images are created for this website to show coastal settings. They do not show completed company work, customer properties or verified locations. Maps help you find your community using cited geographic sources; parcel boundaries and elevations need a property survey.
Maintain the record
The initial Upper Keys research review is dated October 25, 2026; cited sources were rechecked on November 5, 2026. Source records retain the URL, claim, scope and limitations. Regulatory pages are rechecked when the responsible authority changes its guidance.
